Multiple Offers- A Way of Life

To the dismay of many residential Buyers, particularly in Los Angeles Westside neighborhoods, almost any desirable listing under 1.8 will have multiple offers in the first week of showings.
Buyers who get bogged down by their perceived lack of power are missing the point- and will miss their desired purchase.
Buyers need to set their sights on a property they want to live in- and decide what they are able and willing to do to acquire it. You need to remember that your principal residence dictates your lifestyle.
Buyers should concern themselves with getting an Accepted Offer on whichever property they want to call “home” – not on beating the Seller.
As long as the price makes sense for your budget, you winif you get the Accepted Offer.
Once you’re in escrow, the balance of power shifts entirely to the Buyer.
The Buyer can renegotiate, backout, delay, – basically drive the Seller nuts!
Until all contingencies are due, the Seller can only sit back & wait it out-
and wonder whether or not the Buyer is going to close.
So it all evens out! Remember, the real “ win” is getting the place you want to live your life.
