The Los Angeles City Council passed new Laws to Protect the Quality of Living in Residential Neighborhoods .
One of the most important features of these new laws is that they include specific & substantial penalties for violators.
This is not a complete list of all new legislation, but summarized here are 3 new ordinances that will have a significant impact.
Increased Fire-Safety Rules for Brush Clearance
In October, 2018, the Los Angeles City Council unanimously approved an ordinance in conjunction with the Los Angeles Fire Dept to ban the use of all metal weed-wackers for brush clearance in high-risk fire areas which includes the hills north of Sunset.
The new law also requires that proper extinguishing agents be nearby during brush clearance, and creates penalties for violations. It also prohibits brush clearance on red flag days. This law is currently in effect.
Short-Term Rental Restrictions
On December 11, 2018, the Los Angeles City Council passed a detailed ordinance restricting Short-term Rentals in Residential zones. The principal provisions created to protect the residential quality of our neighborhoods are:
1] Only an owner-occupied Principal Residence qualifies for any short-term rental.
2] You may only lease your principal residence for short-term rentals for a maximum of 120 Days per year.
3] To qualify, you must register your the property with the City and pay the specified fees & taxes. The property registration number must appear on any online listing or advertising for the property including all real estate websites and vacation rental sites.
4] There are specific strong penalties assessed for any violations of the ordinance.
This Ordinance goes into effect starting July 1, 2019.
Construction Hours Restricted
A new ordinance became effective in May, 2018 limiting all construction work in Residential neighborhoods to:
Monday – Friday 8:00 am-6:00 pm.
On Saturday, No Exterior Work of any kind is permitted.
On Sunday & Holidays: NO WORK of any kind
Hauling Hours are limited to Monday-Friday 9:00am-3:00pm
