A quickly remodeled home needs to be scrutinized very carefully.
In the City of Los Angeles, with all of the delays presented by the Department of Building & Safety, [LADBS] it is extremely difficult to present plans for approval, finalize them, execute the improvements, and receive a final sign-off in less than eight months.
If the Seller has built a new pool or added new square footage[ aka house addition], figure a lot more time should be involved.
So if a Seller offers an entirely new renovation for sale in less than 6 months, please think about it carefully – and conduct very careful inspections.
Remember also, that individuals who flip foreclosures or short sales are never exempt from making disclosures just because they never lived there. Check LADBS for permits- and most importantly- for the final sign-off called “Certificate of Occupancy”
