It ‘s a free insurance policy against any adverse future legal action from your Buyer. You are lucky that disclosure is mandatory in the State of California
Almost all of the disputes in Real Estate can be traced back to a failure to disclose!
So be thoughtful and thorough when you fill out your forms. And if there is something that should be told, it doesn’t have to be on a form. Write it down: Date it and Sign it!
Here’s the litmus test: If you ever start to ask:
“Do I have to tell…..?” know to a certainty that the answer is “yes”.
Buyers: Ask questions! and ask for the answers in writing!
