Disclosure is your best friend!
It ‘s a free insurance policy against any adverse future legal action from your Buyer. You are lucky that disclosure is mandatory in the State of California .
Almost all of the disputes in Real Estate can be traced back to a failure to disclose!
So be thoughtful and thorough when you fill out your forms. And if there is something that should be told, it doesn’t have to be on a form. Write it down: Date it and Sign it!
Here’s the litmus test: If you ever start to ask:
“Do I have to tell…..?” know to a certainty that the answer is “yes”.
Buyers: Ask questions! and ask for the answers in writing!
