In the world of Los Angeles Real Estate transactions, everyroperty must comply with mandatory laws related to water compliance and several other safety matters upon transfer.
These are spelled out specifically in a variety of statutes, and are commonly known as “retrofit requirements.” Other cities and states probably have similar laws.
In brief, it means that every property is inspected prior to close of escrow for the following items. If the property is not in compliance at time of inspection, the upgrades must be installed prior to close of escrow:
1] Low-Flow Toilets
2] Low -Flow Shower Heads
3] Water Heater Strapping
4] Smoke Detectors
5] Automatic Gas Shut-off Valve
6] Safety Glass on Sliding Doors
7] Carbon Monoxide Detectors
It is not a matter of concern. Licensed “retrofit” companies can easily be hired to inspect & install in one afternoon. Seller usually pays for the costs.
