Do Not underestimate the value of the Underground Utilities in your neighborhood. This is an Extreme Advantage.
Since Pacific Gas & Electric was deemed legally responsible for damages from the wildfires last year, they have gone on the defensive. PG&E is now pro-actively shutting off power to all homes in the “line of fire” because they do not want to risk that their utility poles are the source of a fire outbreak.
Any neighborhood that was built with Underground Utilities offers a major Advantage. This feature can be found principally in tracts that were developed after 1955.
Some of these areas are: Trousdale [ BH 90210], Mount Olympus [ LA 90046] , Laurel Hills [LA 90046], upper portions of Outpost [ LA 90068], and portions of Bel Air Crest [ LA 90077 ].
Individual homeowners have paid well over $150,000 [ & higher] for the cost to “bury” just one single utility pole – if the utility company will allow. Mostly it is not possible to “bury” just one. So when shopping for a new residence, keep this in mind!
